Talk Talk agreed a lease for 100,000 sq ft for the relocation of their 1,200 northern based staff, at The Soapworks, Salford. This consisted of all four floors of Block A, and the third and fourth floors of Block B. Cat A and B interiors were required to the existing refurbished shell and core, developed by Carlisle Group, including all services provisions throughout, together with a 1.5KVA stand-by generator back-up for most of the building. Major works items included the cutting out of the floor slabs through the four floors of Block A, and between 3rd and 4th floors of Block B, to allow the design of internal communication staircases between floors. In addition all Cat A landlord wc areas would need to be formed, under a landlord contribution agreement. A sample floor at second storey level had been installed by the landlord and this designated that all mechanical services to office floors would need to be provided underneath the 600 deep raised floors. With the building already partly in occupation in Block B lower floors by another user, and being under construction in Block C for another tenant about to take occupation, the site arrangements were important to plan, in co-ordination with the landlord’s requirements, and the compound, delivery, and parking zones needed to be worked out carefully to allow continued access for all parties.
